Coverage & Capacity
Greater Vancouver and the Fraser Valley, scoped to drive time.
We service strata properties within a 45-minute drive of our Surrey base. The list below is hard — we don't take on properties outside it because reliable snow response and same-day fence make-safe stop being honest claims past that radius.

Not on the list? We say no. Vancouver proper, the North Shore, Abbotsford, Maple Ridge, Mission, and Squamish are out of scope right now. If your property management firm needs a vendor in those areas, we'll refer you to one we trust rather than overpromise.
Crew & Equipment
What you're actually getting on-site.
Crew Size
2-person crew, scaling to 4
Standard maintenance crew is 2. Snow events and large-property days scale to 4. The lead crew member is on every visit — not a rotating roster.
Snow Response Radius
45 min from Surrey
Snow contract clients within the 45-minute radius get the 4-hour SLA. Beyond that we will not commit, regardless of fee.

Current Capacity
Honest about what we can take on.
We're early. That means availability for new strata contracts is open — but we cap ourselves at a number our crew can deliver on without dropping the service quality that gets us referred in the first place.
Current open capacity: taking on up to 8 new strata grounds contracts for the 2026 season. Snow-only contracts have separate capacity (~15 properties). Once filled, new RFPs go on a waitlist for the following AGM cycle.
