Six services, one contract, one invoice.

Below: the actual scope of work, frequency options, and — critically — what's not included for each service. We list exclusions because strata contracts that hide them cause council disputes mid-year. We'd rather lose the bid than fight about scope in March.

Service · 01

Grounds Maintenance

Year-round recurring maintenance of strata common-area landscaping. Scoped to your AGM cycle so reports land before council meetings, not after.

Included

  • • Weekly mowing and string-edging (Apr–Oct)
  • • Bi-weekly mowing in shoulder months
  • • Hedge and shrub pruning, 4 rounds/year
  • • Weed control on beds and hard surfaces
  • • Spring and fall fertilization rounds
  • • Leaf cleanup, 6 visits Oct–Dec
  • • Irrigation start-up (April) and winterization (October)
  • • Monthly written site report to council

Not Included

  • • Tree work over 20ft (separate arborist contract)
  • • Pesticide application (BC restricts — separate licensed applicator)
  • • Irrigation system repair (diagnosis included; parts/labour quoted)
  • • Bed renovation or new plantings (quoted per project)
  • • Power-raking, aeration, overseeding (annual add-on, $)

Service · 02

Fence Repair

Cedar and chain-link repair for strata perimeter, pool enclosures, and dumpster surrounds. Project-based — we walk the property, quote a fixed-fee bid you take to council, then execute.

Included

  • • Cedar panel and picket replacement
  • • Post resets (concrete footing where needed)
  • • Cap rail repair and replacement
  • • Gate hardware, latches, hinges, closers
  • • Chain-link mesh repair, top rail, posts
  • • Full section rebuilds where damage is extensive

Not Included

  • • Wrought iron or aluminum fencing (separate specialist)
  • • Retaining walls or structural concrete
  • • Fence staining or sealing (offered as add-on)
  • • Property line surveys (council/owner responsibility)

Service · 03

Sod Installation

Failed turf replacement for strata common areas. Done right means a two-week establishment plan with irrigation coordinated to the day, not just dropping rolls and leaving.

Included

  • • Existing turf removal and disposal
  • • Soil grading and amendment as needed
  • • Fresh sod sourcing (local farms) and installation
  • • Initial roll and first water
  • • Two-week establishment plan with irrigation coordination
  • • First mow at appropriate height

Not Included

  • • New irrigation systems (coordination only — install via specialist)
  • • Drainage solutions for chronically wet zones (separate quote)
  • • Soil testing labs (organized on request, billed at cost)

Service · 04

Pressure Washing

Hot-water pressure washing for strata common areas. Surface-appropriate PSI — we don't blast cedar with the same setting we use on concrete.

Included

  • • Concrete walkways, driveways, parking pads
  • • Brick and stone pavers (with re-sanding as add-on)
  • • Fence and cedar siding (low-PSI, soft-wash approach)
  • • Building exteriors (ground-level only — see exclusions)
  • • Dumpster pad and parking-stall striping prep

Not Included

  • • High-rise washing (height-safety contractor required)
  • • Roof cleaning (separate moss-treatment contract)
  • • Graffiti removal (different chemistry — quoted separately)
  • • Painting prep where lead-based paint suspected (testing first)

Service · 05

Gutter Cleaning

Twice-yearly clean and flush. Standard for Lower Mainland strata: early November (after leaf drop) and late February (before spring rains). Included in a grounds contract as a scheduled visit, or stand-alone.

Included

  • • Hand-clearing of gutters (no debris left on roof or grounds)
  • • Downspout flush and inspection
  • • Photo report of any damaged sections or improper drainage
  • • Ladder safety, fall protection per WorkSafeBC

Not Included

  • • Gutter replacement or re-pitch (separate contractor)
  • • Roof access requiring rope work (separate specialist)
  • • Drainage repair below grade (separate plumbing trade)

Service · 06

Snow & Ice Management

On-call for strata contract clients. Triggers, priority routes, and SLAs are set in writing in your service agreement — not assumed. Lower Mainland snow is unpredictable; the contract clarity is the value.

Included

  • • Plowing of driveways, parking pads, fire lanes
  • • Shovel/blow walkways, entries, mailbox approaches
  • • Salt and ice-melt application (eco-grade where bylaws require)
  • • Documented trigger-based SLAs (e.g., 2cm = dispatch)
  • • Priority-path documentation for life-safety access
  • • Time-stamped photo log of each service event

Not Included

  • • Snow hauling and off-site disposal (add-on)
  • • Roof snow-load removal (separate height-safety contractor)
  • • Individual unit walkways (unless explicitly contracted)
  • • 24/7 standby for non-contract clients (contract only)

A note on frequency and pricing.

Recurring services (grounds, snow) are priced as an annual fixed fee with frequency set in your service agreement. Project services (fence, sod, pressure wash, gutter) are quoted per project after a site walkthrough.

We do not publish per-panel, per-post, or per-hour rates. The right number for your property depends on access, unit count, lot size, slope, and access constraints — and a published unit rate would mislead more than it would help. Book a free walkthrough →
